Welcome to your vacation home!

This is the view from All Relation Ranch, a secluded home on 40 acres in Middle Park, Colorado, owned by Jody, David and Izzac Nixon. We're surrounded by world class ski resorts, gold medal rivers and more public land than private.

The west and north property line, approximately 1/2 mile worth, borders public lands (BLM), over 600 acres, which leads up to the seemingly endless access of the Arapaho National Forest. The elevation is approximately 7500 feet above sea level and the terrain is described as high mountain desert. You will be out in the middle of no where yet, fairly close to everywhere, with easy access to at least eight Colorado ski resorts (click here to view a mileage table). Your vacation home is *35 miles from Winter Park ski area. Hop on Highway 40 and head west *60 miles to Steamboat Springs which hosts popular hot springs and its famous ski resort. Loveland ski area is *61 miles, *71 miles to Breckenridge, *81 miles to Copper Mountain. Only *55 miles to Keystone, *61 miles to Arapahoe Basin, *79 miles to Beaver Creek and right around an hour and a half you can be skiing Vail. Grand Lake is *33 miles away, it's known as the snowmobile capital of the world and it also happens to be one of the gateways to Rocky Mountain National Park. In the summer Grand Lake (the body of water) thaws and hosts fabulous boating and fishing. If fishing and boating is your fancy, you'll love the variety of lakes, reservoirs and streams in this area. Head east to Granby, there's Lake Granby, Shadow Mountain Lake and on up to Grand Lake. You could also head west on Highway 40 for approximately 20 miles until you reach Wolford Mtn. Reservoir, or you could head south of Kremmling *7 miles until you reach Green Mountain Reservoir. The closest reservoir to All Relation Ranch would be Williams Fork Reservoir, it's south of Parshall approximately 5 miles, takes about 10 minutes to get there. For the fly fisherman in you, the Headwaters of the Colorado River are only 2-3 miles away, including the well known Parshall Hole, the Kemp/Breeze State Wildlife Area and Powers Fishing Access. If more relaxing waters are what you're looking for, Hot Sulphur Springs Resort is only *6 miles away. The Utes thought these waters to be quite medicinal. If you need a big city every once in a while you can drive east over Berthoud Pass to Denver, it's *88 miles if you choose that route, however, you may want to go south on Highway 9 to I-70 and through the Eisenhower Tunnel - that route to Denver is *95 miles but can sometimes be quicker due to the windy road over Berthoud Pass.

Your vacation land is frequented by pronghorn in the spring & summer and deer in the fall & winter. You can also be visited by fox, coyote, grouse and jack rabbits/snowshoe hare on a regular basis. There's a portion of the Colorado River that can be seen from the property and usually from December to the first couple of weeks in March it is inhabited by Bald and Golden Eagles. On any given day there can be 2 to 8 eagles at a time. They're fishing in a section of the river (Powers Fishing Access) that doesn't freeze and they hang out in the cottonwood trees waiting for the next meal. The blue birds return in the spring and are always a welcome site. In the summertime, it's the hawks who inhabit the neighboring skies. Six miles up the county road is the access to Arapaho National Forest, a host for so many outdoor activities. The riding is nearly endless, whether it's mountain bikes, horses or snowmobiling. The hunting and camping under the canopy of aspens is unmatched. The elk have carved intricate hiking trails sure to please even the most avid hiker.
